Who can I contact if I need advice on furnishing a new flat?
The developer of the project Nová Liboc – ING Real Estate Development CR – has gone into partnership with several suppliers of furniture and household accessories. The companies are: Interiér Čáp, s.r.o. – supplier of kitchens from Austrian and German manufacturers (www.kuchyne-cap.cz), Living space, s.r.o. – supplier of Italian furniture (www.livingspace.cz), Optimal Interier Design, s.r.o. – supplier of carpets, wallpapers and decorative textiles (
www.optimal-servis.cz). Every client of the project Nová Liboc will moreover get a discount on goods and services from these firms.

Is cable television and high-speed Internet available in the complex?
From May 2007 all residents at Nová Liboc will be able to use the services of the cable operator UPC. A new owner of a flat will be able to choose from the wide offer of programs from UPC, and a high-speed Internet connection.

Will the surrounding land be cultivated, including the adjacent pond?
ING Real Estate Development CR has already cultivated for Stage I of the project one part of the complex with the adjacent land. This includes a new cycle path skirting the Liboc pond and a new footbridge over the stream connecting the complex with the pond. Cultivation of land near the villa houses from Stage II will be finished in summer 2007.

Where will the main entrance to the complex be?
The main access road will lead from Libocká street and the street U Stanice to Rybničná street, to which Naardenská street, which is part of the complex, is linked.

For how many years are the flats guaranteed and how will repairs under guarantee be assured?
The period of guarantee for the structural quality of a building and a unit is 36 months. The period of guarantee for the quality of building components of a unit (movable assets) and technological equipment of a unit is the same as the guarantee period of the manufacturer or supplier specified in the guarantee certificate. It is at least 24 months.

Will there be a caretaker in the complex?
A caretaker, which is the firm CENTRA a.s., carries out cleaning and maintenance of the common premises and of the complex. The complex is guarded by an agency which is based in House 02 and guards the complex 24 hours a day. It uses a camera system at the main entrances to the villas and garages to monitor movements in the complex.

How much the monthly bill for services will be once I buy a flat, and which services will it cover?
The bill for services and advances is set for individual flats and you can get information from sales centres of ING Centrum Bydleni. The costs include advances for heating, water, waste disposal, lighting, cleaning and maintenance of the common premises, security guards in the complex, gardening, contributions to a repair fund, and ouse insurance. The final amount will be decided by the owners’ community in individual houses.

When will the flats be vacant?
Stage 1 – Houses 09, 10A-D, 11AB, 01AB, 02AB – are finished and vacant.
Stage 2 – Houses 03, 04, 05, 06, 07 and 08 – are finished and will be vacant in early summer 2007.

How will security be assured?
Security guards patrol the entire complex, entrances to the villas and garages are monitored by cameras and there are exterior cameras. A security agency mans a control room in Villa 02.

What is the parking system?
Parking places with direct access to the lift are situated underground in every house. Parking for visitors is reserved on the surface.

What is the standard equipment of a housing unit?
The unit is completely equipped (all surfaces, sanitation, battery – see the section ‘Standards’). The price excludes the kitchen unit – only preparation of all inputs.

What is included in the purchase price?
The price includes not only the housing unit but in most cases a cellar box and/or parking place and an ideal co-ownership share in the built-up area with a residential house and adjacent land.

Can I take out a mortgage to buy a flat?
Yes. A mortgage can be used to buy a flat in the Nová Liboc project. The basic repayment schedule was created by the developer to satisfy the conditions of most mortgage banks for making a loan.

How much do I need to reserve a housing unit?
Only CZK 50,000.- plus 19% VAT, which must be paid within 5 days after signature of the reservation agreement.
